Mortgage Calculator

Start with an estimate.

Payment Calculator

Explore an estimated monthly payment.

Adjust the figures to see how a home price, down payment, illustrative rate, taxes and insurance may shape an estimated payment.

Refinance Calculator

Compare two principal-and-interest payments.

Use illustrative figures to explore possible monthly savings and a simple closing-cost break-even period.

These calculators provide estimates for educational purposes only and do not constitute a loan offer, approval, rate quote or commitment to lend. Actual payments, rates, taxes, insurance, mortgage insurance, HOA fees, closing costs and qualification requirements may vary. Contact Derek Ybarra, Mortgage Loan Originator, NMLS #1164250, for a personalized review. Mortgage origination activities are conducted through NEXA Mortgage, LLC, NMLS #1660690, d/b/a NEXA Lending.

Pre-Approval Checklist

Help your buyer prepare.

This starting checklist helps organize a conversation. Derek will confirm the documents needed for the buyer’s circumstances and selected program.

  • Discuss the intended property use, location, buying timeline, and comfortable monthly payment.
  • Be ready to discuss employment and income history, existing debts, and available funds.
  • Gather identification, recent pay records, tax documents if requested, and asset statements for the approved secure application process.
  • If applicable, ask about documenting self-employment, gift funds, or proceeds from a home sale.
  • Discuss financing before making major credit purchases or changing employment during the transaction.

Keep documents secure: Do not send financial documents through the forms below. Use Derek’s approved application process.

Investor / Fix-and-Flip
Discuss investment or renovation plans with Derek to explore available lender options and project requirements.

Open House Resources

Prepare for useful buyer conversations.

Before the open house

  • Have the listing details, property taxes, HOA information, and known recurring property costs available.
  • Share the mortgage calculator and pre-approval checklist with interested buyers.
  • Keep Derek’s contact information available for financing questions.
  • Ask Derek to review any financing or payment information before placing it in marketing materials.

Conversation prompts

  • Have you spoken with a mortgage professional about your financing options?
  • What timeline are you considering for your move?
  • Would you like Derek’s contact information for a financing conversation?

Let buyers contact Derek directly. Do not enter another person’s financial information or contact details into these forms.

Mortgage FAQs

Clear answers for the next conversation.

Is pre-approval a final loan approval?

No. Final approval depends on underwriting, verification, the property, and applicable conditions. Ask Derek what has been reviewed and what remains outstanding.

Does a calculator show the final payment?

No. It is an educational estimate. Actual rates, taxes, insurance, mortgage insurance, HOA costs, and other charges may differ.

How much does a buyer need for a down payment?

Requirements depend on the borrower, property, and available program. Derek can review the buyer’s situation and explain applicable requirements.

Can a Realtor request a buyer update?

Contact Derek to coordinate communication. Borrower information is shared only as authorized and appropriate.

Where should buyers send documents?

Through the approved secure application process or another secure method Derek provides, rather than a general website inquiry form.

Realtor Education

Three conversations worth having early.

1. Payment versus purchase price

A price range alone does not explain affordability. Encourage buyers to consider the complete monthly housing cost and speak with Derek about their goals.

2. Offer readiness

Before writing an offer, coordinate the buyer’s pre-approval status, financing timeline, and any outstanding requirements. Financing and closing dates should be confirmed for the specific transaction.

3. From contract to closing

Agree on communication expectations, watch transaction deadlines, and direct financing questions to Derek. Encourage buyers to respond promptly to secure documentation requests.

Educational resources are not continuing-education courses and do not award CE credit.
